Each project is unique with its own competitive market, cultural, religious, geographic, climate, spatial, and budgetary considerations. Conduct a market research and feasibility study to outline the project’s objectives. The study is the basis for an effective architectural program specifically tailored to the project’s conditions and forecasted demand. Projects at larger, more developed locations may want to increase the circulation factors to increase the spatial quality of the project. Below are industry-standard spa sizes based on hotel size as a point of reference. These will need to be updated and translated to residential based on Discovery Land Co. member use patterns studied over the coming months.
